This compulsory diagnosis, carried out by a professional, analyses the various features of the property (insulation, heating, hot water, etc.) to assess its energy performance.<\/strong><\/p>\n<p>As of 1 July 2021, changes have been announced to the DPE:<\/p>\n<ul>\n<li>Two labels will be assigned to properties, with a grade ranging from A to G: <strong>an energy label<\/strong> indicating annual energy consumption, and <strong>a climate label<\/strong> indicating the CO2 produced by that energy.An estimated price range for the annual energy bill is also included in the DPE. Finally, <strong>advice and recommendations for work to be carried out<\/strong> to improve the property&#8217;s level of performance are given.<\/li>\n<li>To make way for the new DPE, which is <strong>valid for 10 years<\/strong>, the old DPEs will gradually disappear: DPEs produced before 31\/12\/17 are valid until 31\/12\/22, and DPEs produced between 01\/01\/18 and 30\/06\/21 remain valid until 31\/12\/24. However, we advise you to have a new diagnosis carried out in line with current regulations.<\/li>\n<li>Initially produced for information purposes, <strong>the DPE is now enforceable<\/strong> against third parties and can therefore be contested by the purchaser or tenant in the event of incorrect information.<\/li>\n<li>From<sup>1<\/sup> January 2022, the vendor of any property classified as F or G will be required to submit <strong>an energy audit<\/strong> in addition to the DPE. In addition, from August 2022, rents for these properties <strong>may not be increased<\/strong> when they are renewed or re-let.<\/li>\n<\/ul>\n<p>From<sup>1<\/sup> January 2023, the most energy-intensive properties (over 450 kWh per m\u00b2 per year &#8211; class G) will <strong>no longer be available for rent<\/strong>.<\/p>\n<ul>\n<li>\u00a0From<sup>1<\/sup> January 2028, all homes rated F and G, considered \u2018indecent\u2019, will no longer be available for rent. <strong>Work will have to be carried out to improve the performance of the property<\/strong>, which will affect the rating.
